Jill Stanfield: My name’s Jill Stanfield. I have two investment properties. One of which, I purchased from Red Rocket 19 years ago and both were managed by them and met Ron Pestana. He impressed me with the way he worked with me as a woman buyer. He treated me with respect for making my own decisions and I just instantly trusted him. I felt that I would, of course go back to him on the property management side and I did. And so now, I’m selling one of those investment properties then the only person I’d go back to is somewhere where Ron Pestana is.
This property that I’m selling now, it’s the first property I’ve sold. I’ve bought properties but I’ve never actually sold a property before. I was looking for some guidance and I didn’t want to be led astray but I knew if I asked Ron for some guidance on the process, I could trust that so there I am.
I dealt with one of the younger staff there, Sam, who again was very professional and I think really knows her business. She was the one who suggested a price that was, I’d say significantly higher than I thought the property might be worth.
The strategy of saying that when an offer’s over a certain level, that was new to me and that was what they did with this property, which is why I’ve got a better price than I was thinking I would get. Somebody comes with an offer of what they think it’s worth to them. I think she’s represented my interests very well.
After I bought the property that just sold now, Ron did have property management staff then and so I’ve got them to manage it and a couple of years later, he made the decision to get out of the property management side and I thought, “Oh, God. I’m going to have to look around to find one that I trust,” but I asked him for his advice knowing that he’d been in business here for many years. He suggested a couple who had been in business a long time and said they had property management. I went to them and they were a very great couple to deal with the owners.
I think it’s four or five years, Lizzy Hicks has come on board and she’s fantastic. She looks about 15 and I thought, “Oh my God, she’s so young,” she’s terrific, again, a lot of confidence, she has good follow through. If I ask her if she could check on something, she always does, she comes back to me in quite a short order. I very rarely would have to remind her of something. If I have ever had to do that, it’s usually that she’d be away on leave. She’s first rate.
I get the feeling that she’s not only looking after my interest, but she’s respectful of the tenants, too. I get the feeling that she’s treating them well too and that’s great.
Jill Stanfield: They actually do suggest from time to time, they’ll give me advice about the market and they’re very respectful. My approach has always been that if I have good tenants in there, even if the market’s sort of gone ridiculously high, there is no way in the world that I’m going to slug them a big jump in rent because often they’re families. I’d rather have a good tenant in place, looking after it than be greedy about rent. When I have said that on occasions, there’s never been sort of any dispute from the property manager, it’s always sort of respectful of my rationale for that.
Yes, they do always give me good advice and I get very good documentation from in terms of the reports that are coming out of the real estate industry about the market in this area and what the average rents are and what the average price. They do keep their clients well informed.
I’ve got a lot of confidence in Lizzie and I know if I had any concerns, I could be talking to her and those concerns would be addressed.
I was happy to pay a slightly higher commission with them because of the trust factor and when Sam outlined what she would be doing and how she would go about it, I thought, it all made sense. She actually discussed the strategies. Again, I appreciate that I always feel respected as a customer, always. Very, very happy with that.
